Cancellation Policy
  • Cancellations made 30+ days before check-in receive a full refund.
  • Cancellations 14–29 days before check-in receive a 50% refund.
  • Cancellations within 14 days of check-in are non-refundable.
We strongly recommend travel insurance given the rural nature of this property.
House Rules
  • No indoor smoking — outdoor smoking on the main level porch only.
  • No fireplace use — decorative only.
  • No events or large gatherings beyond the registered guest count.
  • Do not approach, touch, or cross the electric fence at the property boundary.
  • Do not agitate or feed the cattle on the neighboring farm.
  • All trash must be removed to the dump station (1 mile away) before check-out.

  • Entry via keypad: use the last 4 digits of the primary booker's phone number, then press the lock button.
  • Checkout tasks: run dishwasher, towels on floor, remove all trash.
Pet Policy
Pet Fee$50/pet for up to 7 nights, then $10/day
Maximum3 pets
  • Pets must not be left unattended outdoors.
  • Keep pets away from the electric fence and cattle.
  • All waste must be cleaned up and removed from property.
Parking
  • Ample off-road parking available on the property.
  • Park in designated areas only — do not block access roads.
Noise & Neighbors
  • The property is in a rural area — please be respectful of the natural quiet environment.
  • Outdoor music and gatherings should end by 10:00 PM.
  • Upper porch capacity: maximum 10 people.
