Please make yourselves at home! Have a look through the cupboards to familiarize yourself with the contents of the property. The property should be clean with fresh bedding on the beds and clean towels.

If you find anything to not be to your satisfaction, please inform us within the first 24 hours of arriving at the property.

Door Lock

Enter the 4 digit code provided to you to and press the (🔒) button to unlock the door.

To lock the door, just press the (🔒). The code will be set to the last 4 digits of the phone number of the person who booked the reservation.

Kitchen and Baths

All basic kitchen needs are provided; dishes, silverware, pots & pans, a few essential spices. There will be coffee, tea and sugar available

Basic toiletries are provided in all bathrooms; toilet paper, tissues, hand soap, shampoo & body wash (all-in-one).

Living Room

Using the Roku TV Controller for the TV in the Armoire:

Powering On/Off:

  • Locate the Power button (usually at the top of the remote).
  • Press it once to turn the TV on.
  • Press it again to turn the TV off.

Navigating the Roku Home Screen:

  • Use the Arrow buttons (Up, Down, Left, Right) to navigate through the menu options.
  • Press the OK button (usually located in the center of the arrow buttons) to select an option or app.

Adjusting Volume:

  • Find the Volume Up (+) and Volume Down (-) buttons, usually located on the side or bottom of the remote.

Changing Channels:

  • Use the Channel Up/Down buttons to switch between channels.

Accessing Streaming Apps:

  • From the Roku home screen, use the arrow buttons to navigate to your desired streaming app (e.g., Netflix, Hulu, Amazon Prime).
  • Press the OK button to select and open the app.

Returning to the Home Screen:

  • Press the Home button to return to the Roku main menu from any app or screen.

Using Voice Commands:

  • Press and hold the Microphone button.
  • Speak your command clearly (e.g., "Open Netflix" or "Search for 'The Office'").
  • Release the button once you've finished speaking.

Closing the Armoire:

  • Ensure the TV is turned off.
  • Gently close the doors of the armoire to protect the TV


The couch is a sofa sleeper. Sheets for this bed can be found in the kitchen pantry or in the front room under the counter.

Upper Porch

When using the upper porch, for safety, please do not allow more than 10 people on the porch at any given time.

Smoking

Smoking inside the property is prohibited, but feel free to smoke outside on the main level porch. Please dispose of your used cigarettes responsibly.

Towels

We have provided one set of towels for each guest to use. Please use the dark colored washcloths provided in the bathrooms for makeup removal.

A "pet" towel is kept in the mudroom at the front of the house to clean your pet after time spent outdoors around the farm.

Pets and Wildlife

Please do not leave pets outdoors unattended. We do have local wildlife that pass through the property from time to time. If you leave them alone, they will leave you alone. Do not tempt wildlife visitors with unattended pets or by leaving garbage outdoors.

Pet fee is $50 per pet, per stay up to 7 days. Then $10 per day. Limit is 3 pets per stay. If you haven't included the pet full pet fee in your reservation, you can add it on using the link below.

If a cow gets out and needs to be returned to the other side of the fence, please text Ian.

Jump View is situated on a working cattle farm surrounded by an electric fence. The fence will not harm you if touched, but it will not be a pleasant feeling. Signs are posted for your protection, please do not touch the fence. Please do not agitate the cattle (make sudden loud noises towards them; spook them), calves may be curious, but all should be gentle and calm and will go about their cow business...we hope you enjoy having them around.

The Creek - at your own risk, feel free to visit the creek, but note that his is the main water source for the cattle.

Tennis Court and Basketball Hoop

The tennis court is available for your use. Currently we do not maintain the surface, use of the court will be at your own risk. We have provided a basketball, tennis balls and a few tennis rackets, you can find these in the mud room.

Heating and Air Conditioning

The property has air conditioning/heating units with separate thermostats on each floor, please feel free to use them when necessary – but please be conservative with your use.

PLEASE DO NOT TURN ON THE HOUSE FAN.

PLEASE DO NOT USE THE FIREPLACE.

Trash / Recycling

Extra trash bags are available under the kitchen sink. Please bag your trash and at the end of your stay, drive your trash to the dump located one mile from the house. If you cannot drive your trash to the dump, leave the bags in the mud room. 

*Note: $10 fee for each bag of trash left on site.

Directions to bins:  At the end of Jump View Lane, turn left onto Walkers Creek Rd. Drive 1.8 miles. The dump area is at the end of the road before Walkers Creek turns to the right.  

Check Out - 10 AM

  1. Place dirty dishes in the dishwasher and run
  2. Place all used towels on the floor in the bathroom(s)
  3. Leave linens on used beds
  4. Return anything that has been moved to its original location
  5. Check for left behind items
  6. Turn off lights 
  7. Lock front door and main entrance
  8. Drop trash at the community dump site (see above)
